Upgrading Existing Office FCU Controls Without Replacing the Fan Coil Units

A retrofit control solution for office buildings where the existing fan coil equipment can remain in service
In an office HVAC renovation, the equipment that needs attention is not always the fan coil unit itself. Many buildings still have serviceable FCUs, but the room controls no longer match current expectations for comfort, operation or building management.

The office was being upgraded at room-control level rather than undergoing a complete replacement of the HVAC terminal equipment. The existing fan coil units could continue to serve the occupied spaces, but the old thermostat controls offered limited flexibility and did not provide the control or integration options expected in a modern office.
For the project team, replacing all FCUs would have increased the scope of work considerably. The preferred approach was therefore to retain suitable field equipment and focus the renovation on the part of the system that needed improvement: room temperature control, fan operation, valve control and, where required, communication with the building management system.
An existing building rarely presents the same conditions as a new installation. The control upgrade had to work around equipment and wiring already in place, while keeping the renovation practical for an occupied office environment.
· The existing FCUs still had useful service life, so full terminal-unit replacement was not justified.
· The new room controls had to match the actual fan and valve configuration used on site.
· Existing wiring needed to be considered before selecting the thermostat and communication arrangement.
· Some areas required local room control only, while the project also needed a route for DDC/BMS integration.
· Installation and commissioning had to be suitable for phased renovation with limited disruption to office use.
The control concept was built around the existing FCU system rather than replacing it. A compatible fan coil thermostat was used as the local room controller, taking over temperature regulation, fan operation and motorized valve control.
The thermostat selection can be matched to the actual field configuration. For conventional FCUs this may include multi-speed AC fan and On/Off valve control; where the project uses newer equipment, EC fan and 0-10V control options can also be considered. This gives the retrofit team a practical way to deal with different FCU configurations without redesigning the complete HVAC system.
Where centralized supervision is required, Modbus communication allows the room controls to connect to the DDC/BMS. The thermostat continues to handle local room control, while the building management layer can monitor or manage the points defined for the project.
At room level, the thermostat measures temperature and controls the FCU according to the heating or cooling demand. Fan and valve outputs are handled directly by the room controller. The DDC/BMS connection, when used, sits above the local control layer rather than replacing it.

This separation is useful in retrofit projects because room comfort does not depend on continuous BMS communication. The local controller operates the FCU, while the supervisory system provides the level of centralized visibility or control required by the building.
The retrofit was approached in stages. Before wider deployment, the existing FCU, fan, valve and wiring conditions were checked so that the selected controller matched the equipment already installed.
A representative room or zone can then be used to confirm the control sequence before the solution is rolled out across additional office areas. Commissioning focuses on temperature response, fan operation, valve action and, where Modbus is used, communication with the DDC/BMS.
This phased approach is particularly useful in office renovation because it reduces compatibility risk and allows installation work to follow the building's renovation schedule.
